1658 Granville Street

Lot 9, Ryland's Woodland Place Addition

Samuel and Mary E. Ryland lived at 289 Woodland Avenue, Lot 10 of the subdivision. They also owned Lots 6, 7, 9, and 11. Homes on these lots were probably built by or for Ryland who was a real estate dealer.  In March 1895, Ryland was sued by M.S. Wright. Wright got a judgement of $7,537 against the Rylands. The properties were ordered sold at Sheriff's Sale on April 22, 1895. Albert Heffner bought the properties for $8,400 and title was transferred to him on June 6, 1895. 

Albert D. Heffner (January 1, 1846 - October 16, 1916) started in the real estate business for himself in 1870 and continued in this occupation for fifteen years. Heffner was also the first President of the Post Printing and Publishing Company, incorporated in November 1888. In 1905, Heffner was Vice President of the New First National Bank. He lived at 1099 East Broad Street.

On August 10, 1905, Albert D. Heffner sold the house to George F. and Vola Irene Sherman for $6,600. The Shermans bought Lot 9 from Heffner for $1,000 on February 16, 1907, though the deed was not recorded until May 20, 1908.

The Severs bough the house from Hugh E. and Nellie Eckenrode on December 6, 1915, including an oustanding mortgage of $2,000. 

Elmer Eldon Sever was born August 13, 1877 in Clinton County, Ohio, son of Jerome W. and Sarah Rosetta Florea Sever. He married Mary A. Harris on January 1, 1876 in Clinton County. Mary was born March 29, 1870 in Newport, Kentucky, daughter of Moses Robert and Mary Jane Furst Harris.  

From 1907 to 1915, Elmer was a grocer with a store at 2088 North High Street. The Severs lived at 57 West Lane Avenue.

In 1918, Sever was working as a carpenter for the Thompson Sterrett Company in Nitro, West Virginia.

In 1920 the Severs lived at 239 West Norwich Avenue. Elmer was working as an automobile body builder.  

In 1940 the Severs lived in Troy Township, Delaware County. In 1945 they lived in Perintown, Clermont County.

Mary died on October 7, 1945. Elmer died January 22, 1957. The Severs are buried in Kentucky.

On May 12, 1920 real estate dealer William H. Knauss bought the house.

Knauss sold the house to Hazel E. Shaw on March 23, 1923.

On June 12, 1924, Caroline Edwards bought the house from the Minthorns.

In 1930, Caroline was living in Los Angeles, California. 


The Peakes bought the house on June 2, 1930, from Edwards assuming a balance of $3,360 on a mortgage of $4,000.

Albert Peake was born March 25, 1875 in, son of Keller Peake. He married Anna Belle Upton in Franklin County on April 24, 1895. Anna was born about 1878 in Massachusetts, daughter of LeRoy Wells and Mary S. Waite Upton. They had two children, Charles Upton (1898) and Verna M. (October 9, 1903).

Anna's father, L.W. Upton was a partner in Grant & Upton, manufacturers of "Belfast and Capital Ginger Ale, soda and mineral waters." This company later became the Capital Soda Water Company. 

In 1918 the Peakes lived at 26 North Warren Street. Albert was working as a drill press operator for Midland Die & Tool Company.

In 1930, the Peakes lived in South Gate, California with their daughter Verna and son-in-law, William B. Cady. Peake was an accountant for the state examiner. 

In 1931, Peake was a bookkeeper.

In 1935, the Peakes were living in San Antonio, California and Peake was a elevator operator at a school.  

Albert died September 1, 1942 in Los Angeles County, California

The Peakes transferred the house to The Central Ohio Building & Loan Company on March 14, 1932 with an outstanding mortgage of $3,500.

The bank sold the house on September 16, 1936 to Ralph B. Priest.

Delia J. Slater bought the house on April 14, 1942. 


The house was transferred to Grace M. Slater on March 19, 1947.


On April 12, 1954, the Bentleys bought the house.

The house was transferred to George D. Bentley on <ay 10, 1974.


Bentley sold the house on August 30, 1974 to the Millers.
